1) Do you accept section 8 vouchers?
We do have some properties that are currently accepting housing vouchers.

2) What are you co-signer requirements?
To qualify as a co-signer, the applicant must have a minimum credit score of 650, no large outstanding balances in collections or active disputes (excluding medical and educational debt), and no evictions within the past 5 years. Additionally, co-signers must not have any felony convictions in the past 10 years or any incarcerations within the past 2 years. Co-signers are also required to show proof of income at least 4 times the monthly rent.

3) What are your basic resident requirments?
To qualify as a resident, applicants must have a minimum credit score of 550, a monthly household income of at least 3 times the rent, and no large outstanding balances in collections or active disputes, excluding medical or educational debt. Applicants must not have any incarcerations within the past 2 years, evictions within the past 5 years, or felony convictions within the past 10 years. Additionally, we do not approve applications from individuals who are convicted or registered sex offenders.

4) Do you allow pets?
Pets weighing 50 pounds or less when fully grown are welcome at many of our properties, with a limit of two pets per apartment. A non-refundable pet fee of $250 per pet is required, along with a monthly pet rent of $35 per pet. Please note that breed restrictions apply at all North Terrace properties. The following breeds, or any mix with these breeds, are not permitted: Pit Bull Terriers (including American Pit Bull Terriers, American Staffordshire Terriers, and Staffordshire Bull Terriers), Doberman Pinschers, Rottweilers, Staffordshire Terriers, German Shepherds, Chows, Bull Mastiffs, Huskies, Alaskan Malamutes, Wolf-Dog hybrids, Great Danes, St. Bernards, Akitas, Rhodesian Ridgebacks, Presa Canarios, Caucasian Ovcharkas, farm or ranch animals, attack or guard dogs, non-domesticated or exotic animals, or any animal with a history of biting or attacking. Please be aware that some North Terrace properties are designated as cat-only communities or pet-free communities. Be sure to check with our leasing team to confirm the specific pet policy for the property you're interested in.

5) How long will it take to process my application?
We aim to process all applications within two business days.

6) How much is your application fee?
Our application fee is $55.

7) Who must apply?
Any individual that will live in your home and is over the age of 18 must apply.
